What is CM (Construction Management)?

CM (Construction Management) is a project implementation method established in the United States. This is a method in which the CMr (construction manager) who specializes in management operates and controls the entire project as a team consisting of <clients>, <designers>, and <contractors> to prevent delays in construction schedules and exceeding the budget of a project.

Occupational abilities are finely categorized in recent years, and the comprehensive management of the entire project has become more important than coordinating individuals. In addition, as social awareness increases toward compliance and disclosing information, clients are also seeking more transparency in construction projects.

Thus, more third party professionals are being asked to manage the entire project rather than making conventional stakeholders such as <designers> and <contractors> manage projects. This professional is the CMr, and the method in which the CMr participates and implements a project is called the CM method. CM operation means the implementation of a project while quickly responding to any types of needs as "a project implementation method which replaces the conventional method" to constantly keep changing with the needs of the times and the needs of various clients.

The CMs of Tohata Architects & Engineers are committed to the following: 1) to control costs such as through VE proposals to prevent exceeding designated construction cost; 2) check and coordinate the progress of projects to meet designated construction schedules; and 3) ensure designated quality and functions.

What is PM (Project Management)?

Occupying the space between the client and the people concerned with carrying out the construction work, the project manager (PMr) is a third party who has specialized knowledge of all fields of architecture and construction and who participates in planning. In cooperation with the client, he performs the managerial work involved with advancing the project through the stages of planning and conception through to design, then construction, maintenance, administration, removal and renewal.

What is FM (Facility Management)?

Facility management involves comprehensively and effectively operating and managing the assets (facilities) owned by the client, endeavoring to optimize the LCC (Life Cycle Cost: construction cost, maintenance cost, conservation cost, heat and light cost, dismantling cost, etc) and increase the asset value, with the aim of contributing to the client's operational activities.

What is PFI Consulting?

Fundamentally, PFI (Private Finance Initiative) involves the introduction of private funds and management know-how into the construction and operation of public facilities, which had traditionally been done only by public institutions, to allow efficient and effective management. Through efforts to make best use of private business people's techniques and management know-how concerning efficiency and cost reduction, the aim is to provide the best possible service to the users. Our company has a rich track record in PFI enterprises, by acting during the planning stages as a technical advisory and as a design firm, and providing appropriate consulting activities while adopting an entrepreneurial perspective (SPC).

Other consulting/management activities

We engage in surveying, geological surveys and environmental impact assessments, inspections and diagnoses of the state of a building's ageing, all kinds of fixed-term building reports and inspections, and any basic surveys and diagnoses of buildings or sites.
We provide support to the customer by providing a wide range of things such as project plans or drafts and engineering reports that can be used as due diligence (building evaluation) documents.
Our operations also include general supervision such as providing support for receiving orders for large commercial facilities.
